Fairview houses and the doors they came with

Fairview runs on wide lots and two-lane roads, so the housing out here is all over the map. Brick ranches from back when a garage meant one opening with a wood door on extension springs. Farmhouses with a shop out back. Detached garages nobody ever insulated. Newer builds off the main roads with a double opening and a steel sectional door. Each one asks something different from us, and the first thing we do at your house is figure out which one we're standing in front of.

An older door is heavy, and the weight rides on parts that wear out loud before they wear out visibly. Extension springs stretch and lose their pull, so the opener ends up hauling the whole door. Steel rollers with no bearings left grind in the track. Hinges crack at the stiles where the sections fold, and once one goes, the section beside it starts taking the strain. None of that happens overnight. It's usually been getting worse for a couple of seasons by the time somebody picks up the phone.

The newer doors have their own headache, and it's width. A double opening puts more door on the same two springs, and the wider the panel, the easier it is for something small to throw it off. A track bolt backed out a turn will do it. So will a cable winding uneven on the drum, or a slab corner that's settled since the house was poured. The door still goes up. It just goes up crooked, sealing on one side and floating on the other. That's when field dust piles along the bottom and rain runs in at the jamb.

Piedmont summers and the ice that follows

Come August, your garage door is the hottest thing on the house. Sun leans on it all afternoon, the steel skin soaks up heat the framing behind it never feels, and the sections grow just enough to snug everything up in the track. Then a storm rolls through and drops the temperature in twenty minutes. Do that from June through September, and a door that hung square back in the spring is fighting itself by fall. The opener tells on it first. You'll hear it labor on the way up.

Winter's short around here. It still gets cold enough to find weak steel. An ice storm glazes the bottom section to the slab, somebody hits the wall button, and the opener tries to lift a door that's frozen to the concrete. That's how a cable jumps a drum. A tired spring lets go the same way, with a bang that wakes the whole house. Grease in the track stiffens up too, so the rollers quit turning and start skidding, and all of that load heads straight back through the opener.

So maintenance out here earns its money. Spring check. Fresh lube on the bearings and hinges, balance tested by hand with the opener unplugged, and the safety reverse proved against something solid on the floor. A door that's had that done runs quiet, and quiet is what people notice first. Shannon Hunter said it after a motor replacement: "The motor was replaced a week ago along with some other updates and my garage closes and opens as it should and it is so smooth and quiet now."

Gates at the end of a long driveway

A lot of Fairview sits back off the road, gate at the head of the drive, and that gate is a machine like anything else. There's an operator bolted to a pad, power run out from the house, a safety eye on each side of the opening, and sometimes a loop buried in the asphalt. All of it lives outside in the weather year round. When a gate quits on somebody, the fault is usually in the part nobody thinks about: the wiring, or the post the whole thing hangs on.

Red clay causes a good bit of it. Clay swells with water after a wet spell and shrinks in a dry one, so a hinge post that went in plumb leans a little, the leaf drops, and the operator starts fighting an arc it used to swing through easy. Lightning's the other one. An open field with a long buried run makes a fine path to ground, and what looks like a dead gate is often one fried board and a corroded terminal strip.

So we start at the power and work our way toward the moving parts. Swapping an operator that was never the problem is an expensive way to find out where the fault actually was. If the gate's sound, we fix it and set the limits and the reverse so it behaves with a car sitting in the opening.
