What the subdivision doors here run into

Indian Trail filled in one subdivision at a time, off Indian Trail Fairview Road and out past Sun Valley. Most of those houses came with the same door: a light steel sectional, short panel, painted the same white as the one next door, hung on the plainest torsion spring that would do the job. Nothing wrong with that door. It is sized for the weight it carries and no more, so when the spring reaches the end of its cycles it lets go, usually on a cold morning, usually with a car shut in behind it.

The spring is only the loudest failure. Ahead of it the rollers wear out, the hinges open up, the bearing plates dry out, and the door starts dragging on the way up. An opener will cover for all of that for a while, because it is strong enough to pull a door that has gone stiff, right up until the gear inside it strips. That is the visit where somebody thinks they need a new opener and what they actually needed was a set of rollers and a spring adjustment.

So the first thing we do on a service call is pull the release cord and lift the door by hand. A balanced door comes up easy and stays where you leave it, halfway open. If it slams down, the spring is tired, or it was never right for that door in the first place. If it climbs on its own, there is too much spring on it and the opener fights the door all the way down. That tells us what the job is before anybody talks about a price.

Piedmont heat, storms and a west facing door

A garage door in Union County spends the summer as the hottest panel on the house. Steel skin, sun on it from the middle of the afternoon until it drops behind the treeline, and inside the garage that heat sits there overnight. The section joints work every day with the swing. Weatherstripping goes hard and cracks, the vinyl bottom seal flattens out, and by the end of a Piedmont summer there is a strip of daylight under a door that closed tight in April.

Then the storms come through in the afternoon and the driveway throws water back at the bottom of the door. Red clay grit rides up with it, into the bottom track and into the roller stems. That grit is what wears a roller out early, and it is why a door on a long clay driveway sounds worse than the same door on a tight subdivision lot. Pollen season does its own version, a yellow paste in the track that turns into grinding compound once the rain hits it.

Winter is short here and it is still the season that breaks springs. Cold steel is brittle, old grease turns to wax, and the coldest morning of the year is when a spring that was going to fail anyway decides to. An ice storm adds the other problem, a door frozen to the slab that somebody hits the button on again, which tears the bottom section or pulls the cables off the drums. If the door will not budge, leave it and call. That one is cheap to fix and expensive to force.

Openers, gates and rooms over the garage

A lot of these houses put a bedroom or a bonus room directly over the garage, and that is where an old chain drive stops being a small annoyance. The rail rattles, the chain slaps, and it all carries straight up through the floor at whatever hour the first person leaves for work. Half the noise is usually the door itself, worn rollers and dry hinges, and the rest is the opener. One review after a spring job put it plainly: "It has never sounded quieter."

Out toward Unionville and Hemby Bridge the lots get bigger and the driveway gate shows up. Gates fail differently from doors. The post moves, because clay swells when it is wet and shrinks when it bakes, so the leaf drops out of level and starts scraping the arc it swings through. The operator keeps pushing against that until it overheats or the arm bends. We set gates back to level, sort the operator, safety loop and photo eyes, and get the clickers working for everybody in the house instead of a shared remote.

Maintenance is the visit nobody books and the one that saves the most. It is a fairly boring hour: springs checked and adjusted, cables and drums looked over, rollers replaced when the stems have play in them, hinges and bearings lubricated with something that will not hold grit, opener force and reverse tested, bottom seal checked against the slab. Do that and a door goes years without an emergency. Skip it and the first sign of trouble is usually a bang in the garage and a car that is not going anywhere.
