Most of what we do takes one of a handful of shapes. A spring lets go and the door is stuck. An opener that came with the house has finally quit. A door still works, but the panels are dented and the owner is tired of looking at them from the mailbox. A gate at the end of a drive stopped taking a signal. Each one starts with somebody describing it on the phone and ends with a door that runs the way it should.

New doors on older brick homes

Replacing a door on an older house is a measuring job before it's anything else. Opening width, headroom above the opening, backroom into the garage and the state of the wood jamb the track bolts to. Get any of that wrong on the order and you're waiting again on a door that won't fit.

How it looks matters too, because on most homes around here the garage door takes up more of the front than the front door does. Panel style matters. So does the color against brick or vinyl, and whether you want a top row of windows.

Repairs that keep a good door going

A sound steel door with rusty springs and shot rollers doesn't need replacing. It needs parts. Springs sized to the actual weight, nylon rollers, hinges that aren't worn oval at the pins, and a bottom seal that keeps water and mice out of the garage.

The test we use is simple. Pull the release cord, lift the door by hand to about waist height, let go. A balanced door stays where you put it. A door that drops or shoots up is running on springs that no longer match it, and the opener has been quietly making up the difference and shortening its own life.

Gates at the end of the drive

Gate work covers the metal and the electronics both. Hinges and posts that have shifted, an operator that grinds or stalls partway, a keypad at the road that took on water, and clickers that lost their pairing.

If everybody in the house has been sharing one remote for months, say so when we come out. Extra clickers are a small thing to sort while we're already there, and it's the kind of loose end worth tying off in the same visit.
