What Concord houses do to a garage door

Concord is really two housing stocks stacked on one map. Downtown and the old mill blocks have small frame houses with detached garages and single width doors, some of them still hung on hardware that predates the house next door. Out toward Poplar Tent and Weddington Road you get subdivision after subdivision of brick and vinyl homes with two car and three car garages facing the street. A door that suits one of those streets is the wrong call on the other.

On most of those newer streets the garage door is the biggest thing on the front of the house, and it is the door the family actually uses. That means it runs several cycles a day, every day, and every cycle loads the springs and the rollers a little further along. Nothing announces itself when it starts to go. The door just gets louder, then it starts hesitating on the way up, then one morning the spring lets go with a bang and the car is stuck inside.

The older houses ask a different question. Those openings have settled, so a frame that was square when it was framed is not square now, and a new door hung to the frame instead of to a level will bind on one side within a season. Headroom is often short in a detached garage built for a narrower car, which changes the track and the hardware that will work. We measure the opening and the room above and behind the door before we quote anything, because that measurement decides what actually fits.

Why springs break on the cold mornings

Concord sits in the Piedmont, so the summers are long and humid and the winters are mild until they are not. A cold snap comes through, the temperature drops overnight, and steel contracts. A torsion spring that was already near the end of its life picks that morning to break, which is why the coldest mornings of the year are the ones that turn into phone calls. Cold weather gets the blame. The wear was already there, put in one cycle at a time.

Summer works the other end. Humidity swells wooden jambs and stops the bottom seal from sitting flat, so the rain that comes with an afternoon storm runs under the door and across the slab. Red clay dust and pollen settle in the tracks and grind into the roller bearings until a door that used to run quietly starts to squeal. A can of spray grease makes it quiet for about a week and then holds the grit worse than before. What it actually needs is the old grease cleaned off and the right lubricant put where it belongs.

Maintenance on a garage door is not a big job and it is the one that gets skipped. Balance checked, spring tension set right, rollers and hinges gone over, sensors lined back up. Skip it and the opener ends up doing work the springs are supposed to do, and an opener lifting a door that is out of balance burns out its gears long before it should. Replacing an opener costs real money. Getting the door balanced so the opener only has to guide it costs a lot less than that.

Long driveways, a gate at the road, sometimes a keypad on a post that nobody has been able to program since the last owner left. Gate work is its own trade and it fails in its own ways. Appearance matters more here than people expect. A lot of Concord neighborhoods have covenants about what goes on the front of the house, and the garage door takes up most of it, so the panel style and the color are worth a conversation before anything is ordered. Insulation is the other decision. If the garage is where the tools live or where somebody works out, an insulated door with a proper seal keeps the space usable in August and in January, and it runs quieter than a bare steel one because there is less panel left to drum.
