Mill village streets and their garage openings

Kannapolis grew up around the mill, and a lot of the housing near downtown still comes from that era: small frame houses on narrow lots, set on brick piers, with a detached garage out back or a single opening cut into a later addition. Those buildings have moved. A jamb that was plumb when it was nailed up is not plumb now, and a door hung to the wall instead of to a level opening binds on one side and chews through the rollers on that side, while the other side shows a wedge of daylight you can see from the street.

The other thing on these older garages is the wood. Jambs and stops on a mill house are usually wood, painted over more times than anyone can count, and the bottom of a jamb sits right where rain splashes off a short driveway. That end goes soft first. You can push a screwdriver into it. Fasteners for the track are anchored in that same wood, so a spring under load is pulling against something with the strength of cardboard, and nobody finds out until the day it lets go.

So on an older Kannapolis garage the first thing we look at is the opening, not the door. Is the header sound. Does the jamb still hold a screw. A bottom seal only works if the floor under it is flat across the whole width, and plenty of these slabs are not. Sometimes the answer is that the wood gets rebuilt before anything hangs on it, and that is a different job at a different number than a straight swap. Either way you hear it before you agree to anything, not after the old door is off.

Double doors on the newer west side streets

Head west and the housing changes completely. Vinyl and brick veneer, attached garages facing the street, and one wide opening for two cars instead of two small ones. That door is the biggest moving object on the house and usually the biggest thing anyone sees from the curb, which is why so much of what we get called for out there starts with how it looks: a panel dented by a basketball, or a door faded on the sun side while the rest of the house has just been painted.

A wide double door is heavy, and the opener is not what lifts it. The springs do that. The opener nudges a balanced door along and holds it in place, so when the balance goes off, the motor is the part that takes the beating and the part that dies first. There is a test anyone can run: pull the release, lift the door by hand to about waist height, let go. A balanced door stays put. If it slides down or shoots up, the springs are already telling you something.

A lot of the opener calls out there are really noise complaints, and the noise is usually not the motor. Steel rollers wear flat spots and start to grind. Hinges work loose, so every panel snaps as it comes around the curve, and the whole thing drums through a shared wall into whatever bedroom sits behind it. Sometimes that gets fixed with hardware and a service visit. Sometimes the unit is worn out and a new one makes more sense, and you will be told which one you are looking at.

What Piedmont weather does to a door

Kannapolis sits square in the Piedmont, so a door here works through long humid summers with storms most afternoons, then a winter that cannot make up its mind. Twenties in the morning, sixties by lunch, and an ice event every few years that nobody planned for. Steel panels move with all of that. Old grease stiffens when it turns cold, rollers drag, and the first really cold morning is when people find out that the door they had been ignoring all summer is not going to open.

Summer does its own damage, quieter. Humidity gets into a wood jamb and into the panel joints, and red clay dust off the driveway works into the track until whatever lubricant is in there turns to grinding paste. Wasps like the inside of an open track too. The bottom seal takes the worst of it: sun and heat harden the rubber until it stops sitting flat, and then a storm blowing in from the west puts water across the garage floor and into whatever is stored on it.

That is the whole argument for a maintenance visit instead of waiting for a failure. Somebody puts a wrench on the hardware, lubricates the moving parts properly, checks the cables for a strand starting to fray, tests the balance, and looks at the safety reverse and the sensors down by the floor. A door caught early is hardware. A door left alone is a spring letting go while a car is parked under it. One of our reviews just says, 'It has never sounded quieter.' That is what a serviced door sounds like.
