Matthews started as a railroad town and grew into a Charlotte suburb, so the housing does not sit in one age bracket. Around Trade Street and Crestdale there are older frame houses with detached garages, or carports somebody closed in later. What Piedmont weather does to a door

Summer here is long and the sun is hard on a door that faces west. Steel doors go chalky, the finish fades on the sections that catch the afternoon, and the vinyl seal along the bottom cooks until it stops being flexible. Wood doors on the older houses in town do worse. They swell through the humid months, shrink back in the fall, and the paint splits along the joints where water has been sitting.

Maintenance is the cheap part and the part everybody skips. Hinges and bearings want lubricant, the track wants cleaning out, and the opener force and the photo eyes want checking so the door actually reverses when something is under it. Skip that and the wear moves along to the parts that cost money, the springs and the gear in the opener head. A door that gets looked at once in a while will outlast one that only gets called in when it quits.
